Terms and Conditions

Please read these terms carefully before booking our venue. By submitting a booking request or rental deposit, you agree to be bound by these terms and conditions.

These Terms and Conditions constitute a legally binding agreement between you and 104 Laurel Street LLC. If you do not agree to these terms, do not submit a booking or use our venue. Questions? Contact us at [email protected] or call 843-503-4110.

1. About 104 Laurel

104 Laurel Street LLC ("104 Laurel," "we," "us," or "our") owns and operates a private event venue located at 104B Laurel Street, Conway, South Carolina 29526. We provide venue rental services for weddings, corporate events, private celebrations, pop-up markets, and other gatherings.

2. Acceptance of Terms

By submitting a booking inquiry, signing a rental agreement, or paying a deposit to reserve our venue, you confirm that you are at least 18 years old, have the legal authority to enter into this agreement, and agree to be bound by these Terms and Conditions and our Privacy Policy.

3. Venue Rental

Booking and Reservation

All bookings are subject to availability. A signed rental agreement and a non-refundable deposit are required to secure your event date. Your date is not confirmed until both the agreement has been signed and the deposit has been received. 104 Laurel reserves the right to decline any booking at its sole discretion.

Rental Rates

Current rental rates are listed on our website and are subject to change. Rates confirmed in a signed rental agreement will be honored for that event date. Additional hours beyond the agreed rental period, if available, are subject to an additional hourly fee.

Capacity

The maximum occupancy of the venue is 250 guests for standing events and 120 guests for fully seated events. The renter is responsible for ensuring that guest count does not exceed the permitted capacity at any time during the event.

Event Hours

All events must conclude and the venue must be vacated by midnight unless otherwise specified in your rental agreement. Extended hours beyond midnight are not available. Music and amplified sound must comply with local noise ordinances.

4. Payment Terms

Deposit

A $500 refundable security deposit is required at the time of booking. This deposit is held to cover any damages, excessive cleaning costs, or violations of the rental agreement. If the venue is returned in satisfactory condition, the deposit will be refunded within 14 days following your event.

Rental Balance

The remaining balance of your rental fee is due no later than 30 days prior to your event date, unless otherwise specified in your rental agreement. Failure to pay the balance by the due date may result in forfeiture of your date and deposit.

Payment Processing

Payments are processed through our secure booking platform. A 3% convenience fee applies to all card payments. Cash and check payments may be arranged directly with our venue liaison.

Returned Payments

A $35 fee will be assessed for any returned check or failed ACH payment. 104 Laurel reserves the right to require certified funds following a returned payment.

5. Cancellation Policy

The $500 security deposit is non-refundable in the event of cancellation. If you cancel your event more than 60 days prior to the event date, any rental balance paid beyond the deposit will be refunded. Cancellations made within 60 days of the event date will forfeit all payments made.

104 Laurel reserves the right to cancel a booking in the event of circumstances beyond our control, including but not limited to natural disasters, structural damage, or government orders. In such cases, all payments will be refunded in full.

6. Renter Responsibilities

As the renter, you are responsible for:

  • The conduct and safety of all guests attending your event
  • Ensuring compliance with all applicable laws, regulations, and venue rules
  • Returning the venue in the condition in which it was received
  • Any damage to the venue, its furnishings, or equipment caused by you, your guests, or your vendors
  • Ensuring that all vendors you bring onto the property carry appropriate liability insurance
  • Obtaining all required permits for your event, including any permits required for alcohol service

7. Alcohol Policy

Alcohol is permitted at 104 Laurel subject to the following conditions. All alcohol service must comply with South Carolina state law. Alcohol may not be sold to guests without a valid South Carolina beer and wine or liquor license. We strongly recommend that all alcohol be served by a licensed and insured bartender. 104 Laurel reserves the right to require the removal of any guest who appears to be intoxicated.

8. Special Event Insurance

Special event liability insurance is required for all events at 104 Laurel. Coverage must be in a minimum amount of $1,000,000 per occurrence and must name 104 Laurel Street LLC as an additional insured. Proof of insurance must be provided no later than 14 days prior to your event. We recommend obtaining coverage through providers such as The Event Helper. Rates typically range from $50 to $300 depending on guest count and event type.

9. Vendors

104 Laurel does not require renters to use specific vendors. You are free to select your own caterers, photographers, DJs, florists, and other service providers. All vendors must comply with venue rules and must vacate the property by the end of the rental period. 104 Laurel is not responsible for the conduct, performance, or contracts of any third-party vendors.

10. Prohibited Items and Activities

The following are not permitted at 104 Laurel without prior written approval:

  • Open flames, candles, or fireworks
  • Confetti, glitter, or rice
  • Smoke machines or fog effects
  • Animals (except certified service animals)
  • Modifications or alterations to the venue structure, walls, or fixtures
  • Exceeding the maximum permitted capacity

11. Intellectual Property

All content on the 104 Laurel website, including text, images, and branding, is the property of 104 Laurel Street LLC and may not be reproduced without express written permission. You retain ownership of all photos and media created at our venue during your event.

12. Disclaimer of Warranties

104 Laurel provides its venue and services "as is." While we take pride in maintaining our space and equipment, we make no warranties, express or implied, regarding the uninterrupted availability of the venue or any specific outcome from your event. We do not guarantee that every amenity listed will be available for every event, though we will make every reasonable effort to ensure the venue meets your expectations.

13. Limitation of Liability

To the fullest extent permitted by applicable law, 104 Laurel Street LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our venue, including lost profits, property damage not caused by our negligence, or personal injury not caused by our negligence.

Our total liability to you for any claim arising from or related to your venue rental shall not exceed the total fees paid by you to 104 Laurel Street LLC for that event.

14. Indemnification

You agree to indemnify, defend, and hold harmless 104 Laurel Street LLC, its members, officers, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising from your event, your violation of these terms, the conduct of your guests, or the actions of any vendors you engage.

15. Governing Law

These Terms and Conditions are governed by the laws of the State of South Carolina, without regard to its conflict of law provisions. Any dispute arising from your rental agreement or these terms shall be resolved in the courts of Horry County, South Carolina.

16. Changes to These Terms

We reserve the right to update these Terms and Conditions at any time. The version in effect at the time your rental agreement is signed will govern your event. Updates to these terms will be posted on our website with a revised effective date.

17. SMS Messaging Terms

104 Laurel Street LLC operates a historic event venue in Conway, South Carolina. When you opt in to our SMS program, you may receive messages related to booking inquiries, event reminders, tour scheduling, and venue updates.

Stopping SMS Messages

You can cancel SMS communications at any time by texting STOP to 843-503-4110. After you send STOP, we will send a confirmation that you have been unsubscribed. You will not receive further SMS messages from us unless you opt back in.

Carrier Liability

Carriers are not liable for delayed or undelivered messages.

Message and Data Rates

Message and data rates may apply. Message frequency varies based on your inquiry and booking activity. For questions about your text plan, contact your wireless provider.

18. Entire Agreement

These Terms and Conditions, together with your signed rental agreement and our Privacy Policy, constitute the entire agreement between you and 104 Laurel Street LLC regarding your event and supersede all prior discussions, representations, and understandings.
